Changing Management Should be Easy!

We all know a landlord who is unhappy with their current property management.

They complain about the lack of communication and flexibility, of rent reviews not being applied and of options not being exercised in a timely manner, all causing landlords time and money.

When we ask them, "why don't you change companies"? They respond "it is just too hard, better the devil we know." We are on a mission to dispel this misconception.

Having your property managed should free up your time for other responsibilities.

It is not hard, too time consuming or costly to change management companies.

If you are unhappy, then your tenant probably is as well.

We manage a mixed commercial portfolio in South Brisbane that was referred to us by one of our clients. The Landlord had been unhappy with their Property Manager for many years and yet still paid them, whilst doing most of the maintenance and communication themselves.

The Landlord took so long to switch because they thought it would be too tedious.

Fourteen days after the Form 6 was signed, we had met the Tenants and collected that month's rent. No disruptions to either parties.

So once you have decided that you would like us to manage your property, what do we actually need from you?

1. A Signed Form 6;

2. A Signed Cancellation Letter for your current Property Manager;

3. A signed Authority to Act Letter for your tenants and outgoing Property Manager.

For ease, we will provide you with all of the above electronically for signing. 

What will we do?

1. We will contact your outgoing Property Manager and collect all the documents we need;

2. If you manage the property, we will provide you with a checklist of what we need;

3. We will introduce ourselves to the tenant, send off the first rental invoice and arrange a time to meet with the tenant within the first week of our management.

At the end of the day, our goal is to make the process as easy for you and your tenant as possible, with the goal; happy tenant, happy Landlord!
