Marketing Your Property

 

Great marketing is all about maximising exposure to capture maximum audience attention and interest in your property. The more exposure = more buyers/lessees (applicants). It is crucial as an owner that you invest in the marketing of your property to ensure that it receives maximum exposure.  It is vital that every property when listed has a marketing strategy suitable for that property and the current market conditions. Most marketing strategies should at a minimum include, professional photos, floor plans and signage, as well as, online marketing, direct mail and cold calling campaigns.

Professional photographs and floorplans

We have all heard the saying ‘a picture is worth a thousand words’, and yet, owners of commercial property often don’t invest in photographs and floor plans. Your property is competing with 100’s of other listings and needs to stand out and look its best to lure applicants by using professional photos, floorplans and a video.

When: Prior to listing the property

 

Cost: approximately $150 - $300 for professional photos and/or floorplans, $500 per video

Online marketing

Online marketing portals such as Real Commercial and Commercial Real Estate are the first port of call for 90% of applicants searching for a property. You need to ensure your property is presented in its best light with amazing photos and ensure it is sitting within the first 3 pages of a search (most people don’t move past page 4 when searching). It also takes on average 6-12 months to lease a commercial property. With this in mind, we recommend landlord’s purchase a Real Commercial Elite Plus and a Commercial Real Estate Platinum listing for 6 months. Three months will suffice for sales.  The cost is dependent on the property value, location and listing period.

Cost: The portals vary with their costs depending on the package and the location. They can range between approximately $948 and $10,000.

Signage

The best way to capture local applicants is through signage. At least 50% of our enquiries are from well-placed signs. Our signage is designed to attract the eye, standing out in its local environment clearly stating whether the property is for sale or lease.

Cost: Depends on the size, location and material used, approximately between $132 to $5,000.
