Team Approach Gains Results Of Four Fully Leased Buildings

From dropping a shipping container to create a café at 1 Breakfast Creek Road, to providing fertility services at 33 Longland Street, offering a new yoga/pilates space at 26 Commercial Road and creating an educational hub at 266 Brunswick Street, the Your Commercial leasing team over the past three years have delighted in placing 24 tenants from a various industries into these four properties.

Chris McLeod, Your Commercial Director, has been leasing 33 Longland Street for 12 years. His team successfully took on the role three years ago and have placed over 12 tenants, including health and beauty services, financial planning, accounting and professional services businesses. The property has now been 100% leased for 18 months. 

The character building comprises just under 3,000sqm of well-appointed office space located in the heart of Newstead. 

Your Commercial’s leasing team, which comprises Manager Lachlan Persley and Executives Jack Neumann, James Webber, Kyle Britto and Alice Weeding, approach leasing differently to the norm in the commercial real estate industry.

While Lachlan works on introducing new stock, the team focuses on sourcing tenants for landlords. Essentially, a landlord has a team of four experts solely focusing on leasing their asset.

In addition to working on 33 Longland Street, the team took on the project of leasing 1 Breakfast Creek Road, Newstead.

Two years ago, this complex had a vacancy rate over 50%. After negotiating a leasing strategy alongside the landlords, 1 Breakfast Creek Road is now successfully leased with a mix of retail and office tenancies ranging from 13 sqm to 1,314 sqm.

"The landlord gave us a challenge to lease 1 Breakfast Creek Road, not to shy away from a challenge, we accepted. All of the national agencies had a go, it was our opportunity to show a boutique agency can do it," commented Your Commercial Director, Chris McLeod. 

“The property had several vacant tenancies that had been on the market for some time as well as upcoming lease expiries before our team started working on it. 

“It was good to see our new approach to leasing create results; we always strive to have that point of difference. We are very proud of our team for having completed the challenge within 18 months.”

After relocating the landlords to create additional space for tenants, therefore adding an additional stream of income, the complex is now a thriving commercial precinct. 

The team converted and split the ground floor of the main building into a health, well-being and beauty precinct consisting of tenants such as City Cave, Freedom Suites, Atora Training and Studio Figura. 

The front 'financial' precinct, anchored by NAB and ANZ, continued its theme as a financial hub with new tenants including Proper Group/Mortgage Choice and EDR Accounting. 

The vacant office spaces in the main building also welcomed new tenants to fill the space; these include CMW Geosciences and Rouse Lawyers.

To top this all off, the recently opened F!X coffee shop provides sustenance for these offices in a newly constructed outside 13 sqm space for the 21 tenants.

In addition to the projects at 1 Breakfast Creek Road and 33 Longland Street, the team were also working on 26 Commercial Road, which also became fully leased this year.  

The team has secured many successful, long standing tenants to take over the office space, and welcomed FS8 to the ground floor, providing a new and exciting approach to the fitness industry.

266 Brunswick Street was an empty building in the heart of Fortitude Valley. With the recent influx of educational tenants looking for spaces closer to the CBD, Evolve College has occupied all of the commercial office space. 

 Due to the announcement of soon opening the Queensland borders to international travel, in particular students, we are seeing activity from RTOs and educational services within the current market. Due to high demand, we are seeing a shortage of tenancies with a 9B classification. The ones currently on the market are being snapped up in record time.
